We effectively become your perfect tenant, guaranteeing you a fixed rental income every mont, for an agreed period of time usually 3- 5 years. With your consent, we rent out the property as a Co- living House, using our ruthless selection process in order to find high quality, reliable tenants. We fully manage the property rental on your behalf throughout the duration of the agreement. We take care of all tenant complaints and have unlimited call outs.

1.  A guaranteed rental income on your property, every month for the duration of the agreements;
2. Rent payments, even if the property is empty;
3. Rent payments on time, every time if tenants do not pay;
4. No setup fees, hidden extras or catches;
5. Tenant management service, so all questions and complaints are resolved on your behalf;
6. A contract starts and end date, guaranteed;

Internal Condition Guarantee

We spend our own time, effort and money when we take over any property, to improve any internal areas where we believe it will maximise the rental income. We generally charge higher than market rents to out tenants because we believe the value we provide is higher than our competitors which our competitors which our tenants understand and agree. We find that once we have prepared our homes the demand is particularly high so we can afford to be selective when it comes to choosing residents.

We believe that going the extra mile and making our accommodation feel special, creates and attracts a pool of candidates who are willing to spend more for quality. These are exactly the type of tenants we try to appeal to, and who want to be living in our homes.

When tenants leave we cover the cost of internal cosmetic improvements and decorations (up to the value of 1.5 months’ rent rent), subject to fair wear and tear.  If things do get damaged, we take care of it for you at our cost.
